Deal score

Every property in the database has a deal score from 0 to 100. The score indicates how likely the property is to be an off-market opportunity based on motivated-seller signals.

How it's calculated

The deal score is a weighted sum of signals — data points that indicate a property owner may be motivated to sell. Signals include:

  • Long void period — Property has been empty for an extended period (council tax records).
  • Corporate ownership change — The owning company has had director changes or filings.
  • Price reduction history — Previous listings showed price drops before sale.
  • EPC downgrade — Energy rating has worsened between assessments.
  • Probate indicator — Ownership transfer via probate.
  • Multiple ownership transfers — Frequent changes in a short period.
  • High LTV estimate — Purchase price vs. current value suggests overleveraging.

Using the score

The deal score is most useful as a prioritisation tool. Start with the highest-scoring properties in your target area and work downwards. A high score doesn't guarantee a deal — it tells you where to focus your time.
