Deal score
Every property in the database has a deal score from 0 to 100. The score indicates how likely the property is to be an off-market opportunity based on motivated-seller signals.
How it's calculated
The deal score is a weighted sum of signals — data points that indicate a property owner may be motivated to sell. Signals include:
- Long void period — Property has been empty for an extended period (council tax records).
- Corporate ownership change — The owning company has had director changes or filings.
- Price reduction history — Previous listings showed price drops before sale.
- EPC downgrade — Energy rating has worsened between assessments.
- Probate indicator — Ownership transfer via probate.
- Multiple ownership transfers — Frequent changes in a short period.
- High LTV estimate — Purchase price vs. current value suggests overleveraging.
Score bands

| 80-100 | Hot | Multiple strong signals — highly likely motivated seller |
| 60-79 | Warm | Several signals present — worth investigating |
| 40-59 | Moderate | Some signals — may be worth a letter |
| 0-39 | Cool | Few signals — standard property |
Using the score
The deal score is most useful as a prioritisation tool. Start with the highest-scoring properties in your target area and work downwards. A high score doesn't guarantee a deal — it tells you where to focus your time.
