Getting started

  • What is OffMarketLeads?
    A UK property lead generation platform that indexes 31 million homes across the country. You can filter by investment strategy, identify corporate landlords, and find owners' contact details — all without paying an estate agent.
  • Who is it for?
    Property investors, deal sourcers, letting agents, and R2R operators who want to find off-market deals before they hit Rightmove or Zoopla. Whether you're buying your first BTL or sourcing 50 deals a month, the tools scale with you.
  • Do I need to pay to start?
    No. The Free tier gives you 10 property views per month and access to all 8 calculators. Upgrade to Starter (£19/mo) when you need saved searches, comps, and outreach tools.
  • How do I find my first lead?
    Go to /leads, pick a strategy (like BTL or R2R), type a postcode area, and browse. Each property shows deal score, active signals, and ownership data. Click any property for the full breakdown.
  • What's the difference between Free and paid tiers?
    Free gives you browse access and calculators. Starter adds saved searches, comparable sales, filters, skip-trace, and outreach. Pro adds the landlord finder, deal pack PDFs, and sourcer mode. Power adds API access and white-label PDFs. See /pricing for the full matrix.

Data & sources

  • Where does the property data come from?
    HM Land Registry (31M properties + sales transactions), EPC register (29M energy assessments with bedrooms and floor area), Companies House (corporate landlord registrations and director data). All lawfully accessible public datasets.
  • How often is the data refreshed?
    Land Registry and EPC data is refreshed monthly. Companies House data syncs weekly. Signal scoring (motivated-seller indicators) runs daily via an automated cron job.
  • Why do some properties show 'No bedrooms' or 'No EPC'?
    Not every property has an EPC lodgement or a bedroom count in the registry data. We backfill from multiple sources where possible, but gaps exist in the public record. This is improving with each data refresh.
  • What are 'signals' and how are they generated?
    Signals are motivated-seller indicators derived from public data: long void periods, corporate ownership changes, price reductions, probate filings, EPC downgrades, etc. Each property gets a deal score from 0-100 based on the strength and recency of its signals.
  • Can I export data?
    Yes — Starter tier and above can export filtered lead lists as CSV. Pro and Power tiers get unlimited CSV rows. The export includes address, postcode, deal score, signals, EPC rating, sale history, and ownership type.

Strategies

  • What strategies can I filter by?
    Eight: Buy-to-Let (BTL), Rent-to-Rent (R2R), BRRR, Flip, HMO, Serviced Accommodation (SA), Holiday Let (HL), and Rent-to-SA (R2SA). Plus Retrofit (properties with EPC below D). Each property is scored per strategy using proximity, type, and market signals.
  • How does strategy scoring work?
    Each strategy has its own scoring model. SA, for example, uses proximity to hospitals, universities, transport hubs, and tourist attractions. HL uses coastal classification and attraction proximity. The scores factor in property type (flats score higher for SA, detached for HL).
  • What do 'strong', 'workable', and 'marginal' mean?
    These are viability tiers. Strong (score 75-100) means the property closely matches the strategy's ideal profile. Workable (50-74) means it's viable with some trade-offs. Marginal (25-49) means it might work but has significant gaps. Scores below 25 aren't displayed.
  • Can I compare strategies side-by-side?
    The strategy switcher on each property detail page shows how the same property scores across different strategies. This is a Pro tier feature — it helps you spot properties that work for multiple approaches.
  • Why does my SA filter show zero results?
    SA, HL, and R2SA scoring uses a batch process that populates strategy_fit rows across 31M properties. If the batch hasn't completed for your area yet, the filter returns empty. Check back — the batch runs in the background and progresses hourly.

Skip-tracing & outreach

  • What is skip-tracing?
    It's the process of finding contact details (phone numbers, email addresses, postal addresses) for a property's registered owner. We use licensed data partners that comply with GDPR to match ownership records to contact information.
  • Is skip-tracing legal in the UK?
    Yes, when used for legitimate business purposes. We use licensed data partners that comply with GDPR. You're responsible for following GDPR when contacting individuals — we provide the data, you decide how to use it ethically.
  • How do I send letters to owners?
    On any property detail page, click 'Generate letter'. Choose a tone (warm, professional, blunt), customise the offer, and download a print-ready PDF. Post it yourself or use a mailing service. Each sent letter is logged as an approach in your pipeline.
  • Can I send emails directly from the platform?
    Yes — the outreach composer lets you send emails and letters from any property page. Emails are sent via our Resend integration and tracked as approaches. Starter tier gets 50 emails/month, Pro gets 250.
  • What's the deal pack PDF?
    A branded 4-page investor-ready summary of any property analysis: deal score, strategy verdict, comparable sales, area insights, and your calculator outputs. Pro tier feature. Power tier can remove OffMarketLeads branding.

Tiers & billing

  • What payment methods do you accept?
    All major credit and debit cards via Stripe. We also support Apple Pay and Google Pay where your browser supports them.
  • Can I switch tiers mid-month?
    Yes. Upgrades take effect immediately and you're charged the prorated difference. Downgrades take effect at the end of your current billing period.
  • What happens when I hit a usage limit?
    You'll see an upgrade prompt with your current usage and the next tier's limits. No features break silently — we show a clear path to upgrade. Usage resets on the 1st of each calendar month.
  • Do you offer annual billing?
    Yes — save approximately 17% with annual billing. Starter is £190/yr (vs £228 monthly), Pro is £490/yr (vs £588), Power is £790/yr (vs £948).
  • What if I cancel?
    Subscription cancels at the end of your current billing period. No cancellation fees. You can export your data anytime. Account deletion is permanent after a 30-day grace period per UK GDPR Article 17.

Technical

  • Does OffMarketLeads work on mobile?
    Yes. The app is fully responsive and works on phones and tablets. The sidebar collapses to a bottom nav on mobile. We also ship a Progressive Web App (PWA) — add to your home screen for an app-like experience.
  • Is there an API?
    API access is available on the Power tier (£79/mo). It provides programmatic access to leads, exports, and skip-trace data. Documentation is at /docs/api (coming soon).
  • How do you handle downtime?
    We deploy on Vercel's edge network with automatic failover. Database is on Hetzner with daily backups. Sentry monitors errors in real time. If something breaks, email support@offmarketleads.co.uk and we'll prioritise it.

Compliance & legal

  • Are you ICO registered?
    Yes. We process only public data (Land Registry, EPC, Companies House) and are registered with the Information Commissioner's Office. Our privacy policy at /privacy details how we handle data.
  • Can landlords request their data be removed?
    Yes. Any data subject can request erasure under GDPR Article 17. Email support@offmarketleads.co.uk with the request and we'll process it within 30 days. Note that public registry data (Land Registry, Companies House) remains accessible via its original source.
