Comparable sales
Every property detail page shows recent comparable sales in the same area. Comps help you validate whether a property is priced fairly.
What's shown
Each comparable includes:
- Address and distance from the target property
- Sale price and date
- Property type and bedroom count (where available)
- Price per square metre (when EPC floor area is available)
How comps are selected
Comps are drawn from HM Land Registry transaction data. The system finds properties within the same postcode (or outcode if fewer than 5 matches) that sold in the last 24 months, matched by property type.
Using comps for analysis
- Flip/BRRR: Compare purchase price to recent sales of similar refurbished properties to estimate after-repair value.
- BTL: Check what similar properties sold for to gauge whether the asking price offers yield.
- SA/HL: Look at property types that perform well in the area.
Comparable sales are available on Starter tier and above.
