Filters & strategy chips

The Leads page is your primary interface for finding investment properties. Every filter narrows the 31M property database in real time.

Strategy chips

At the top of the Leads page you'll see 8 strategy chips: BTL, R2R, BRRR, Flip, HMO, SA, HL, and R2SA. Click one to show only properties scored as viable for that strategy.

Each property is pre-scored against all 8 strategies using location, property type, bedroom count, EPC rating, proximity to amenities, and market data. The strategy filter shows properties rated strong or workable for your chosen approach.

Location filters

  • Postcode area — Type a postcode prefix (e.g. "BS", "M1", "SW1") to filter by area.
  • Radius search — Enter a full postcode and radius to search within a geographic circle.

Property filters

  • Price range — Set minimum and maximum purchase price.
  • Bedrooms — Filter by bedroom count (1-6+).
  • Property type — Detached, semi-detached, terraced, flat, or other.
  • EPC rating — Filter by energy performance band (A through G).

Signal filters

  • Minimum deal score — Only show properties above a certain score threshold.
  • Active signals — Filter by specific motivated-seller signals: long void, corporate ownership change, price reduction, etc.

Combining filters

All filters are additive (AND logic). A search for "BTL + BS + 3 beds + min score 60" shows 3-bedroom Bristol properties scored 60+ for BTL viability.
